How it works

From problem to permit to fixed.

Step 1

We look at it

We come out, look at the problem and find the cause, usually water or a beam that is too small.

Step 2

We draw it

Blair draws the permit drawings in‑house. If part of the job needs an engineer, we bring one in.

Step 3

We get the permit

We apply to the City or the regional district for you, and answer their questions.

Step 4

We fix it

Our crew supports the house, replaces what failed and closes it up.

Blair spent 15+ years designing roof trusses, floor joists and beams at a truss and lumber supplier, so the repair is drawn the way it will actually be built. We are not engineers. When the code or the City calls for one, we bring in a structural engineer.

Questions

What people ask

Are you engineers?

No. We are builders, and our permit drawings are drawn in‑house by a building designer. When the code requires an engineer’s sign-off, we bring in a structural engineer and build to their design.

Do I need a permit to replace a beam?

In Nanaimo, yes. Replacing a beam or post, or removing a load-bearing wall, is a structural change and needs a building permit. We draw it and apply for you.

What causes a sagging floor?

Most often a beam or post in the crawlspace that is too small or has rotted, usually from water. We find the cause before we fix the floor.

How long does it take?

Our drawings take about 2 weeks. The City of Nanaimo then reviews them, which has been taking about 3 to 6 weeks (fall 2026). The written quote gives you the timeline for the repair itself.

Plans and permit drawings

Only need the drawings? We draw permit drawings for repairs whether or not we do the work.
